A Brickell penthouse is under contract for $47 million in what will likely be one of Miami-Dade’s most expensive condo sales of the year.

A family relocating from New York to Miami is buying the 10,000-square-foot condo in the St. Regis-branded building, according to Related Group, the developer behind the project.
The St. Regis Residences, Miami, is under construction at 1809 Brickell Ave., on the bayfront in Miami’s financial district. The 152-unit building designed by Robert A.M. Stern Architects is expected to be completed in 2027.
The sale comes as South Florida continues to develop a reputation as a magnet for the ultra-wealthy.
It used to be unheard of for condos to sell for more than $30 million in South Florida. Data from the real estate research firm Analytics Miami shows that before 2017, condos were not selling at that price point in Miami-Dade.

But now it’s a regular occurrence. In the first half of 2026, three condos priced at $30 million or more sold in Miami-Dade, according to the report from Analytics Miami. Last year, a total of four condos sold at that price point in the county.

This demand for ultra-luxury real estate is driven in part by wealthy newcomers moving to South Florida. And buildings like the St. Regis are looking to cater to that demographic.
The two-story St. Regis penthouse comes close to the most expensive condo to go under contract this year in Miami-Dade. That record is held by two penthouses at the yet-to-be-built Mandarin Oriental condo building on Brickell Key, which went under contract for $49.9 million each earlier this year.
Another notable condo purchase this year was Howard Schultz’s $44 million penthouse at the Surf Club, a Four Seasons-branded condo building in Surfside. The billionaire former Starbucks CEO announced in March that he was relocating from Seattle to South Florida. Schultz’s purchase made headlines as part of a purported wave of billionaire migration from the West Coast.
Other West Coast billionaires that bought multimillion-dollar homes in Miami-Dade around the same time included Google co-founders Larry Page and Sergey Brin, as well as Meta CEO Mark Zuckerberg. Zuckerberg broke Miami-Dade’s home price record with the purchase of a $170 million mansion in the so-called “Billionaire Bunker” of Indian Creek Village.
