Exclusive slice of South Florida has lost the title of most expensive ZIP code

For the first time in two years, Miami’s ultra-exclusive Fisher Island is no longer home to the nation’s most expensive ZIP code.

Fisher Island’s 33109 has been overtaken by Atherton, California’s 94027, which serves an exclusive Silicon Valley enclave where an explosion of AI wealth has fueled a new luxury real estate boom, according to PropertyShark.com and Bloomberg.

The change underscores how the sources of America’s wealth are shifting. South Florida’s luxury market has been powered largely by hedge fund managers, private equity executives, corporate relocations and billionaires such as Ken Griffin, Jeff Bezos and Carl Icahn, whose moves to Miami-Dade helped drive up the area’s record-breaking home prices.

Atherton’s resurgence, by contrast, reflects the new fortunes being created by artificial intelligence leaders producing a new generation of ultrawealthy buyers eager to purchase trophy estates in the heart of Silicon Valley.

Located about 18 miles northwest of San Jose in San Mateo County, Atherton reclaimed the No. 1 ranking after its median home sale price climbed to nearly $10 million during the first half of 2026. The median home price jumped roughly 20% from a year earlier., according to PropertyShark, which annually ranks U.S. ZIP codes.

The town, home to venture capitalist Marc Andreessen, WhatsApp co-founder Jan Koum and Golden State Warriors star Stephen Curry, has become one of the country’s biggest beneficiaries of the AI boom.

Bloomberg reported that Atherton has already recorded five home sales of at least $30 million this year, nearly matching last year’s record as employees of companies such as OpenAI, Anthropic and SpaceX turn stock windfalls into luxury real estate purchases.

The changing of the ZIP code guard illustrates how America’s centers of extreme wealth continue to evolve. Atherton’s rise comes after Fisher Island held the top spot during South Florida’s pandemic-era migration boom, when thousands of wealthy executives and investors relocated from higher-tax states.

Still, losing the No. 1 ranking hardly signals weakness for Fisher Island.

The private 216-acre island, accessible only by ferry, yacht or helicopter, remains one of the nation’s wealthiest residential enclaves. Luxury condominiums routinely sell for tens of millions of dollars. Residents enjoy private beaches, a golf course, marinas, a country club and other amenities rarely found elsewhere. The island also has several mansions.

Just last year, Robb Report ranked Fisher Island as the nation’s most expensive ZIP code, with a median home price of about $12 million. Some luxury residences have been listed for as much as $85 million.

South Florida also continues to dominate the ultra-luxury housing market. According to Bloomberg, seven of the nation’s 11 residential sales topping $100 million last year occurred in Florida.
