Major expansion announcement from Latitude Margaritaville Watersound

According to a press release from Latitude Margaritaville Watersound, a second phase of development has been announced that will add about 3,500 homes, bringing the community’s planned total to about 7,000 homes. Here’s what we know:
What is Latitude Margaritaville Watersound?
Latitude Margaritaville Watersound is a 55-and-older community located near Panama City Beach in Bay County. It is being developed through a partnership between the St. Joe Company, Minto Communities USA and Margaritaville Holdings.
The vibe of the community is inspired by the music and laid-back lifestyle of Jimmy Buffett.
How many homes originally?
The first phase of development also called for the construction of about 3,500 homes. Properties started hitting the market in 2021, and more than 2,600 homes had been sold as of Sept. 15, the release notes.
“Latitude Margaritaville Watersound is a wonderful example of what can happen when a strong brand, an exceptional location and great partners come together,” Jim Wiseman, president of development for Margaritaville, said in the release. “The continued success of Watersound speaks to the strength of the Margaritaville lifestyle and the tremendous work of the teams at Minto and St. Joe.”

What about Phase 2?
The second phase of development for the community will be located on more than 3,500 acres. Like the initial phase, it also will include a resort-style amenity center, in addition to more homes.
The community currently offers four home collections: the Conch Cottage Collection, Caribbean Villas Collection, Beach and Island Collections and Vista Collection. Floor plans range from about 1,200 square feet to more than 4,000 square feet, with prices starting in the $300,000s.
Phase 2 is expected to boast these same floor plans, as well as introduce others.
“We look forward to expanding Latitude Margaritaville Watersound and introducing the next chapter of the Latitude Margaritaville lifestyle with new home designs and exciting enhancements to our world-class amenities,” Dutch Neuweiler, division president of acquisition and development for Minto USA, said in the release.
