Homes sales of $10 million and up are breaking records in South Florida

Miami-Dade and Palm Beach counties have seen surging demand for luxury homes over the last year.

New data from the Miami Association of Realtors shows Miami-Dade is on track this year to break its record for $10 million home sales, which was set in 2021. And Palm Beach County has already set a new $10 million-and-up home sale record for itself in 2026.

So far this year, 194 homes have sold for $10 million or more in Miami-Dade County, already exceeding the number of $10 million-and-up home sales last year. In 2025, Miami-Dade recorded 170 sales of homes worth $10 million or more.

Miami-Dade County saw 230 sales of $10 million-and-up homes in 2021. That was the height of Miami-Dade’s red-hot, pandemic-fueled real estate market. But the county is on track to beat that record by a wide margin this year. If sales continue at the same pace, Miami-Dade is projected to see 291 $10 million-and-up home sales by the end of the year.

By the end of August, Palm Beach County had already seen 170 homes sell for $10 million or more, breaking the previous record of 169, which was set in 2025. Wealthy enclaves in Palm Beach County, like the billionaire haven Manalapan, have been making headlines this year with eye-popping home prices.

A report released earlier this year by the real estate data firm Analytics Miami showed that $30 million-and-up home sales in Miami-Dade were up by 110% in the first half of 2026 compared to the first half of 2025.

Ana Bozovic, the founder of Analytics Miami, noted that the $30 million-and-up price point barely existed in Miami-Dade before the pandemic.

Bozovic attributes the influx of wealth into South Florida to high taxes in other states and Florida’s more pro-business climate.

Dina Goldentayer, one of Miami-Dade’s top luxury real estate agents, said she thinks this robust ultra-luxury market is the “new normal” for Miami-Dade, as wealthy people continue to move to the area.

But home sales aren’t up across the board in Miami-Dade. Total home sales were down 1.1% last month compared to the previous August.

Broward sees more modest luxury surge

Broward County tends to record far fewer $10 million-and-up home sales compared to its neighbors to the north and south. Last year, the three counties combined saw 361 sales at or above $10 million, 169 of which were in Palm Beach County, and 170 of which were in Miami-Dade County.

But while Broward’s numbers may not be as impressive as what Miami-Dade and Palm Beach counties are seeing, high-end home sales are still up. Sales of homes worth $1 million or more were up 22.6% last month compared to the previous August, while total home sales decreased 4.5% year-over-year in Broward.

This disparity highlights just how much the upper end of Broward’s housing market is outperforming the rest. Even as overall sales sag, $1 million-and-up sales are remaining strong in Broward.
