Playboy Mansion owner’s Miami Beach house among top Miami-Dade luxury contracts
An oceanfront North Beach mansion connected to the Playboy Mansion owner, and a $51.5 million home on Hibiscus Island with its own private nightclub topped last week’s luxury contracts in Miami-Dade.

The home at 270 S. Hibiscus Dr. was the most expensive of the 12 properties over $4 million that went under contract last week in Miami-Dade, according to a weekly report from Douglas Elliman’s Eklund-Gomes Team. Of the dozen properties that went under contract, two were condos and 10 were single-family homes.
The second-priciest home contract last week was a home on Atlantic Way in North Beach, which went under contract for nearly $25 million. The seller was a company linked to Daren Metropoulos, the son of Greek-born billionaire businessman Dean Metropoulos.
Daren Metropoulos owns the Playboy Mansion in Los Angeles, which he purchased from Playboy founder Hugh Hefner for $100 million in 2016. Metropoulos spent another $10 million renovating the property in L.A.’s Holmby Hills neighborhood.
Playboy moved its headquarters to South Beach from Los Angeles last year. The original Playboy Mansion is a home in Chicago’s Gold Coast neighborhood, where Hefner founded the magazine in 1953. Hefner died at the Los Angeles Playboy Mansion in 2017 at age 91.
The Miami Beach home Metropoulos is selling spans about 6,000 square feet. The five-bedroom home is in Altos Del Mar, one of the few oceanfront neighborhoods in Miami Beach with single-family homes. The home, built in 2015, sold for $18 million in 2021.
The Hibiscus Island home set a new price record for Hibiscus and Palm islands, two affluent manmade islands just off the MacArthur Causeway. The newly built 10,500-square-foot, six-bedroom house has 120 feet of waterfront on Biscayne Bay and two private docks. It also has its own soundproof nightclub with a private entrance.

The local multiple listing service recorded the sale price of the Hibiscus Island estate as $55 million, while news releases from the agents involved in the transaction listed the price at $51.5 million. Jordan Karp of Jordan Karp LLC represented the buyer, and Dora Puig of Luxe Living Realty represented the seller.
Karp was also involved in the sale last week of a $21 million lot on Palm Island where a mansion owned by gangster Al Capone once stood.
A home on Island Drive in Golden Beach went under contract for $17 million. According to county property records, the seller is a trust in the name of Jacques Claudio Stivelman, a real estate developer.
The most expensive condo that went under contract last week was an $8.5 million unit at Five Park in South Beach. Five Park, a luxury condo tower recently built by David Martin’s Terra Group, is the tallest building in Miami Beach at 48 stories and 519 feet. County property records show that Patrick and Heather Nichols bought the unit for $7 million in 2024.
Other luxury home sales that either closed or were pending last week included a $36 million home on North Bay Road and a $13 million home on Allison Island, according to the local multiple listing service. Both Miami Beach neighborhoods are desirable among wealthy buyers because of their waterfront access. Google co-founder Sergey Brin reportedly bought a home on Allison Island for $51 million earlier this year.
