Former Heat player’s Miami Beach mansion among top luxury contracts and sales

Even during the South Florida real estate market’s notoriously slow summer months, Miami-Dade saw some impressive multimillion-dollar home sales and contracts last week.

Top transactions included former Miami Heat player Hassan Whiteside’s Miami Beach mansion going under contract and a newly built house in Coconut Grove that broke the neighborhood’s record for the priciest sale of a non-waterfront home.

A weekly report from Douglas Elliman’s Eklund-Gomes Team showed Miami-Dade buyers signed 13 luxury contracts last week worth a combined total of $110.5 million. The report tracks single-family home and condo contracts in the county worth $4 million or more.

This week last year, Miami-Dade buyers signed 12 luxury contracts worth a total of $96.2 million, according to the report. A home going under contract means the seller has accepted an offer, but it does not mean the sale is finalized.

Whiteside’s five-bedroom home on the southern side of La Gorce Island went under contract for $14.8 million last week. He listed the 5,400-square-foot home in January 2025 for $19.5 million. This contract topped the Eklund-Gomes report’s list of top contracts on single-family homes last week.

It was followed by a newly built eight-bedroom home at 1230 101st St. in Bay Harbor Islands that went under contract for $9,500,000. Nearby at 9814 W. Broadview Dr., also in Bay Harbor, the $22 million sale of another eight-bedroom waterfront mansion is pending, according to the local multiple listing service.

Bay Harbor Islands, neighbor to the affluent towns of Bal Harbour, Surfside and Indian Creek Village, is undergoing a transformation from a middle-class enclave into an ultra-luxury haven. The island’s waterfront real estate is being redeveloped with luxury condo buildings and multimillion-dollar mansions.

Other single-family homes that went under contract last week included three homes in Pinecrest: an under-construction six-bedroom mansion for $7.7 million, a newly built seven-bedroom home on a nearly one-acre lot for $7.2 million, and a seven-bedroom canal-front home for $4.7 million. Pinecrest, a South Miami-Dade suburb, has become a destination for luxury buyers looking for privacy and homes on larger lots.

A sale that closed in Coconut Grove last week set a new record for the neighborhood’s most expensive non-waterfront home sale. The newly built home at 4040 Kiaora St. is set within lush vegetation about a mile inland from Biscayne Bay. It was sold by its developer, Sabal Development, for $22.5 million.

Multimillion-condo contracts

Miami-Dade saw several luxury condos go under contract last week:

• A penthouse at the St. Regis Residences, Miami, is under contract for $47 million. Related Group, the developer behind the building, said the buyer was a New York family relocating to South Florida. If the sale of the two-level 10,000-square-foot penthouse closes, it will be one of the most expensive condo sales of the year so far. The St. Regis-branded condo building is expected to be completed in 2027.

• Also among last week’s top condo contracts in Miami-Dade: a nearly 4,500-square-foot unit in Fendi Chateau in Surfside, which went under contract for $16.8 million.

• Two units at the under-construction Ritz-Carlton South Beach went under contract last week: a three-bedroom unit for $9.5 million and a two-bedroom unit for $8.6 million. The Ritz-Carlton is part of a spate of luxury redevelopment projects in South Beach near Lincoln Road.

Outside of Miami-Dade

• A sprawling oceanfront home in Broward County sold last week for $42 million, according to the local multiple listing service. The home was reportedly sold by a trust connected to a billionaire former healthcare CEO to a tech executive. The seven-bedroom, 10,100-square-foot mansion in Hillsboro Beach is on a posh oceanfront strip where some of Broward’s priciest homes are located. Earlier this year, another home on Hillsboro Mile sold for $36 million.
• Farther north in Palm Beach County, Larry Ellison closed on the $34.4 million sale of a portion of the lot next to his oceanfront estate, which he paid $173 million for in 2022. Ellison split the property at 1960 Ocean Blvd. in Manalapan with billionaire WeatherTech CEO David MacNeil, whose property neighbors the other side of the lot. Ellison is one of the largest landowners in the exclusive community.
